Former brewery building becomes the new meeting place close to the Münchner Freiheit
With its bold architectural design and determination to retain historical features, the Rosa-Alscher Group has succeeded in creating a significant building here. In the process, the planning team had many challenges to overcome. Due to the many different levels and ceiling heights, the aged fabric of the building and different types of use planned, individual solutions had to be found in many cases. But the end result was more than worth the effort. Two modern glass storeys have enabled the former brewery building to meet the various special requirements, making multi-functional use possible. Factory Schwabing is not just home to the film production and distribution company, Constantin Film AG. There are now two cinemas, two restaurants with beer gardens, a fitness studio, a crèche, as well as several shops, all of which combine to create that big-city flair.
The Rosa-Alscher Group had the right instincts, because original plans were to use the site for purely residential accommodation. The planners have injected new life into the neighbourhood with their re-development of the Factory Schwabing.
They also built two additional public thoroughfares between Feilitzschstraße and Franzstraße to shorten the walk. This, together with the unobtrusive but tasteful design of the green spaces by landscape architect Professor Schmid from Munich, ensure that the site has been received extremely positively.
