Rosa-Alscher Group purchases site for the center of the urban quarter of Freiham Nord


Setting the course for the creation of the heart of the new urban development

Munich, June 09, 2018It is currently the largest housing development in Europe: Freiham, on the western city limits of Munich, is being developed into a city district that will one day have a population comparable to Garmisch-Partenkirchen. Now, the Munich Rosa-Alscher Group‘s bid has been accepted for the purchase of the sites on which the prestigious center of the urban quarter Freiham Nord will be built.

Munich‘s future in the west

On an area of 350 hectares, on the western edge of Munich, a new city district is being built from scratch. The area being covered is comparable with that of Munich's historic city center inside the inner ring road. The new city district consists of Freiham Nord with mostly residential and Freiham Süd with industrial buildings. The plan follows the idea of "extending" the city of Munich, providing living space for 25,000 people and working space for 7,500. Freiham Süd has already been largely completed, whereas in Freiham Nord the first phase of construction is currently underway. Part of the project is also the development of an urban center for the new district to the north of the suburban train station (S-Bahn stop Freiham). The plots of land for this center were offered for sale by the City of Munich to the highest bidder and the investor Munich Future City West – a project company of Münchner Grundbesitz Verwaltungs GmbH, part of the Rosa-Alscher Group – was accepted.

A site of major significance

Company manager Alexander Rosa-Alscher is very enthusiastic about the purchase of the site: "With the purchase of the site being complete, we have the unique opportunity of being able to play a key role in shaping the new center of Freiham". Subsequent to the recently notarized purchase, a project realization competition for a holistic architectural concept is to be initiated. There will be a separate competition for ideas for surrounding open space. A committee will examine and select 12 architects to participate in the application procedure. Alexander Rosa-Alscher comments: "We will go by our corporate philosophy and favor well-known names that have already been successful internationally."

Freiham's market square and showpiece

The site that was acquired by Rosa-Alscher Group measures approx. 21,500 m² and consists of a total of four construction sites with a total gross floor area of around 86,050 m². A quarter of this space is to be used for retail, a further, larger part for services and commercial outlets. In addition, as much as 36,000 m² are to be used for living space. A hotel is planned next to the shopping center and the neighboring apartment buildings in the center of Freiham Nord. Between the four buildings there will be passages leading to a central square. The new urban center is to be a lively market square as well as an attractive meeting point, promenade and entrance to the quarter - an ambitious requirement that calls for innovative ideas and quality when planning and designing the open space and the buildings. A further goal is the creation of a landmark visible from Bodenseestraße as well as from "Aubinger Allee", the main street.
